I have been an attorney since 1982 and have been in private practice since 1995.  Although I am now located in Texas, I am still licensed in Illinois and can assist you with Illinois matters. I concentrate in real estate transactions and purchases and sales of small businesses. My knowledge, experience and availability will help you with your issues in the following ways:



FOR REAL ESTATE BUYERS:

1. If you have a signed contract, I will review your contract to determine if it is satisfactory. If you are buying real estate directly from a seller who has not listed the property with a real estate broker, I can draft the contract for you.

2. I can request modifications to the contract to fit your particular circumstances when the contract provides for attorney approval.

3. I will communicate with the seller’s attorney, your salesperson, your lender and other professionals to be sure that everything is done when it should be done.

4. After your property inspection, I can help you with negotiations for the seller to make certain repairs or to make price adjustments.

5. I will review the title commitment that the seller provides to be sure that you are getting the title that you expect to get.

6. I will review the survey that the seller provides to determine if it is satisfactory.

7. I can give you advice on how you wish to take title to the property if multiple parties are buying the real estate together.

8. For the closing, I will explain all of the loan documents that you are required to sign, make sure that all the documents that the seller provides are satisfactory and make sure that you are paying only for the things that you are required to pay.



FOR REAL ESTATE SELLERS:

1. If you already have a signed contract, I will review your contract to determine if it is satisfactory. If you are selling real estate by yourself without a real estate broker, I can draft the contract and help you complete the disclosures that you are required to give to the buyer.

2. I can request modifications to the contract to fit your particular circumstances when the contract provides for attorney approval.

3. I will communicate with the buyer’s attorney, your salesperson, your lender and other professionals to be sure that everything is done when it should be done.

4. After they buyer’s property inspection and request for repairs, I can help you decide which repairs or price adjustments you should make.

5. I will order the title commitment that you are required to provide and help you correct title problems.

6. I will order the survey that you are required to provide.

7. I will assist you in obtaining payoff statements from your lenders in order to determine what is required to obtain releases of your mortgage liens.

8. I will assist you in meeting the requirements of your city to transfer real estate.

9. I will prepare all of the sale documents that you are required to provide.\

10.For the closing, I will explain all of the sale documents that you are required to sign and make sure that you are paying only for the things that you are required to pay.



FOR PURCHASERS AND SELLERS OF SMALL BUSINESSES:

I will review your contract or draft a contract if you do not have one. I will help sellers obtain the necessary releases and prepare all of the documents that sellers must provide. I will help buyers obtain a lease from the owner of the real estate or help with an assignment of the existing lease. For the closing I will explain all of the documents that sellers must provide or that buyers receive.
