I have been an attorney since 1982 and have been in private practice since 1995.  I concentrate in real estate transactions, purchases and sales of small businesses, uncontested divorces, wills and probate, criminal cases, driving under the influence cases and personal injury.  An initial consultation is offered at no cost.  My knowledge, experience and availability will help you with your issues in the following ways:

FOR REAL ESTATE BUYERS:

1.If you have a signed contract, I will review your contract to determine if it is satisfactory.  If you are buying real estate directly from a seller who has not listed the property with a real estate broker, I can draft the contract for you.

2.I can request modifications to the contract to fit your particular circumstances when the contract provides for attorney approval.

3.I will communicate with the seller’s attorney, your salesperson, your lender and other professionals to be sure that everything is done when it should be done.

4.After your property inspection, I can help you with negotiations for the seller to make certain repairs or to make price adjustments.

5.I will review the title commitment that the seller provides to be sure that you are getting the title that you expect to get.

6.I will review the survey that the seller provides to determine if it is satisfactory.

7.I can give you advice on how you wish to take title to the property if multiple parties are buying the real estate together.

8.I will attend the closing with you, explain all of the loan documents that you are required to sign, make sure that all the documents that the seller provides are satisfactory and make sure that you are paying only for the things that you are required to pay.

FOR REAL ESTATE SELLERS:

1.If you already have a signed contract, I will review your contract to determine if it is satisfactory.  If you are selling real estate by yourself without a real estate broker, I can draft the contract and help you complete the disclosures that you are required to give to the buyer.

2.I can request modifications to the contract to fit your particular circumstances when the contract provides for attorney approval.

3.I will communicate with the buyer’s attorney, your salesperson, your lender and other professionals to be sure that everything is done when it should be done.

4.After they buyer’s property inspection and request for repairs, I can help you decide which repairs or price adjustments you should make.

5.I will order the title commitment that you are required to provide and help you correct title problems.

6.I will order the survey that you are required to provide.

7.I will assist you in obtaining payoff statements from your lenders in order to determine what is required to obtain releases of your mortgage liens.

8.I will assist you in meeting the requirements of your city to transfer real estate.

9.I will prepare all of the sale documents that you are required to provide.

10.I will attend the closing with you, explain all of the sale documents that you are required to sign and make sure that you are paying only for the things that you are required to pay.

FOR LANDLORDS AND TENANTS:

I will help you negotiate the terms of the lease, draft the lease and help landlords provide the required disclosures to tenants.  I will help landlords evict tenants when necessary.

FOR PURCHASERS AND SELLERS OF SMALL BUSINESSES:

I will review your contract or draft a contract if you do not have one.  I will help sellers obtain the necessary releases and prepare all of the documents that sellers must provide.  I will help buyers obtain a lease from the owner of the real estate or help with an assignment of the existing lease.  I will attend the closing with you to explain all of the documents that sellers must provide or that buyers receive.

FOR DIVORCING PARTIES:

When the parties can agree on the terms for an uncontested divorce, I can help you complete this difficult process with a minimum of time, expense and stress.

FOR WILLS AND PROBATE:

I will discuss your plans with you and draft a will that meets your requirements.  Upon death, I can help the person who is to be the executor of the estate to complete all of the requirements to distribute the assets and close the estate.

FOR CRIMINAL AND DRIVING UNDER THE INFLUENCE CASES:

I will discuss the situation with you and help you determine the best course of action in court.

FOR PERSONAL INJURY CASES:

I will discuss the situation with you and help you obtain the best settlement.
